YEIDA Plot Scheme: The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new residential plot allotment program titled RPS10/2026, providing buyers and investors a chance to purchase plots in the emerging Jewar Airport area. This development comes after the opening of the initial stage of the Noida International Airport, or Jewar Airport, which has considerably improved the area’s property market prospects.

Plot Pricing & Registration Fees
The land rate for the plots is set at Rs 36,260 per sq.m. Based on this, the smallest plot of 162 sq.m starts at approximately Rs 58 lakh. Registration fees vary by category and plot size:

Note: At the time of allotment, the number of plots in each category may vary at YEIDA’s discretion.
Reserved Categories
YEIDA has reserved 22.5 per cent of plots for specific categories:
- Farmers: 17.5 per cent (whose land was acquired for Jewar Airport/Yamuna Expressway)
- Functional Industrial Units: 5 per cent
Additionally, a 5 per cent horizontal reservation is provided for persons with disabilities, including handicapped and visually impaired applicants. SC/ST applicants must submit valid certificates. Leftover plots from reserved categories will be added to the general pool.
Location Charges
Plots with park/green belt facing, corner plots, or those along roads ≥18m wide attract an additional 5 per cent charges each, capped at 15 per cent per plot.
Payment Details
- The payment can be made fully online using the YEIDA portal. Offline payment will not be entertained.
- The payment needs to be made within 60 days after receiving the allotment letter along with GST, if any.
- The registration charges will be deducted from the total premium amount of the plot for successful candidates. The money will be refunded along with the interest, in case of unsuccessful candidates, if it had been paid for more than one year.
Lease & Construction
- Lease period: Lease period of 90 years commencing from the date of lease agreement
- Lease rent: 10 per cent of the plot cost in a lump sum amount
- Construction: Allottees must complete construction and obtain occupancy certificate within 3 years
- Extension charges: Charges 4 to 6 per cent per year up to three years, thereafter 4 per cent per sqm per year
Eligibility Criteria
- Applicant/co-applicant must be ≥18 years
- Only one plot per family (including spouse and minor children)
- Only individuals can apply; HUFs and companies are ineligible
Reserved Categories (Farmers/Industrial Units):
- Farmers must have received full compensation and have no ongoing litigation or encroachments
- Industrial units must be functional and compliant with YEIDA rules
- Successful applicants in reserved categories cannot transfer the plot for 5 years

- Joint applications allowed only for immediate family members
Allotment & Possession
As-is Where-is Basis: The plots will be allocated and accepted by the Allottee on "As-is Where-is basis" unconditionally.
- Allotment will be done via manual draw of lots for each category
- Allotment letters will be dispatched within 30 days
- Plots will be handed over after development, expected to take approximately five years
- Construction must follow YEIDA building regulations; plots cannot be subdivided or amalgamated
Withdrawal & Surrender
- Full refund allowed before draw
- Partial deductions apply for surrender after allotment but before/after lease deed
- Applications for surrender must include original receipt, allotment letter, and bank details
