The Uttar Pradesh Housing and Development Council (UPAVP) has started online bookings for its newest housing project which includes ready-to-move-in 1BHK and 2BHK apartments in Saharanpur.
The project operates on a first-come, first-served basis with a minimum price of around Rs 17 lakh and a maximum price after discounts of nearly Rs 14 lakh.
The booking procedure began on October 30, 2024, to be completed on January 31, 2025.
The project is located in Sector 25, Shakumbhari Vihar Scheme (Maavikalan Scheme No. 8) on the Delhi–Saharanpur Road. UPAVP highlights improved regional connectivity as a major draw.
The housing complex comprises G+3 buildings built using RCC-framed, earthquake-resistant technology.
The project is RERA-approved, with no hidden charges, and is described as dispute-free.
UPAVP is offering substantial discounts to early payers.
Discount Structure:
Price tables shared by UPAVP show 1BHK units (44.97 sq. m.) starting from around Rs 17.30 lakh, with discounted prices falling to roughly Rs 14.71 lakh under the 15 per cent rebate. For 2BHK flats (69.71 sq. m.), costs range around Rs 26.77 lakh to Rs 27 lakh, with discounted amounts between Rs 22.75 lakh and Rs 22.95 lakh.

Booking amount is fixed at 5 per cent of the total flat cost.
Possession rules have also been eased under this scheme.
General public: Possession possible after paying 50 per cent of the flat cost within 60 days.
Government employees, retired personnel and military personnel: Possession allowed at 25 per cent payment.
For buyers who cannot make a lump-sum payment, a 10-year EMI option is available, calculated at an interest rate of MCLR + 1%.
