In a step aimed at increasing transparency and empowering homebuyers, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has decided to include detailed project information in bullet point format on new housing project registration certificates. This will make it easier for buyers to access and understand key information at a glance.

Here's what all changes for homebuyers:

  • Till now, the registration certificate only mentioned the name and address of the project and its promoter. Going forward, it will also carry the following details:
  • Name, address, and registration number of the project and promoter
  • Total built-up area of the project
  • Number and names of buildings and wings
  • Approved number of residential and non-residential floors
  • Total number of residential and commercial units
  • Details from the Commencement Certificate showing construction approval levels
  • Total number of two-wheeler, four-wheeler, and visitor parking slots
  • Updated information will be reflected regularly

MahaRERA has established the requirement of printing a QR code along with the project registration number on all real estate advertisements. The scanning of this code leads the buyers straight to the official information page of the project on the MahaRERA website. Developers must also display the registration certificate prominently on the project website and at the construction site.

This step is part of a larger effort to build a more accountable and transparent real estate sector. It is in addition to a host of earlier measures undertaken by MahaRERA for the protection of homebuyers and promotion of fair practice. These are: mandating the use of the standardised Agreement for Sale and Allotment Letter, requiring developers to specify the dimensions of parking slots, and ensuring that all amenities are disclosed before hand along with their expected dates of delivery.

Collectively, these changes intend to preclude the risk of fraud and provide stronger legal cover to the homebuyers during the house buying process.

'MahaRERA committed to protecting people's investment'

"Buying property is one of the biggest financial investments for most people. MahaRERA is committed to protecting that investment," said MahaRERA Chairperson Manoj Saunik. "We now conduct legal, financial, and technical checks before granting registration numbers. By including all key details in the certificate, we aim to help buyers make fully informed decisions. Transparency and accountability remain our key focus," he added.

Easy access to certificates

When a user enters a project’s registration number on the MahaRERA website, the link to the registration certificate will now be shown on the very first page. This will make it easier and quicker for homebuyers and other stakeholders to access and verify key project details without navigating through multiple sections.

The updated certificate format will follow a bullet-point layout for better readability. It will include comprehensive details such as the total built-up area, number of buildings and wings, approved floors, and a complete unit-wise breakdown. It will also mention details from the Commencement Certificate, indicating up to which floor construction has been approved.

In addition, the certificate will list the total number of parking slots available for two-wheelers, four-wheelers, and visitors. Crucially, any project updates such as deadline extensions, legal modifications, or changes in the developer will be reflected in real time, ensuring that the information remains current and reliable.
