Beneficiaries in the EWS and LIG categories can receive an interest subsidy of 6.5 per cent on eligible home loans. Applicants under the MIG-I category can avail a subsidy of 4 per cent, while those under MIG-II can receive a subsidy of 3 per cent.

The subsidy amount is credited upfront to the loan account, reducing the principal outstanding and lowering the monthly EMI burden. This can result in savings worth several lakh rupees over the tenure of the loan.

Key eligibility conditions you must meet

To avail PMAY benefits, the applicant or any member of the family should not own a pucca house anywhere in India.

The beneficiary family can consist of a husband, wife and unmarried children. An adult earning member may also be treated as a separate household, irrespective of marital status.

Applicants should not have received assistance under any other government housing scheme. Aadhaar is mandatory for applying under PMAY.

For EWS and LIG categories, female ownership or co-ownership of the property is generally required, subject to applicable guidelines.
