This will happen because of Airoli-Katai Naka Tunnel, a major infrastructure project that is currently in its final phase of completion. The tunnel is expected to ease congestion on the route while boosting real estate growth across several emerging suburbs.

According to a report by Motilal Oswal Financial Services, the Airoli-Katai Naka Tunnel is estimated to be completed by the end of FY26, with the new freeway and tunnel set to significantly improve connectivity between Airoli, Mulund, Palava, Dombivali, and the neighbouring areas.

The project consists of two major links:

Part A: The Mulund-Airoli link is expected to be operational by the third quarter of FY26

Part B: The Airoli-Kalyan Shil Phata stretch is likely to be completed by the fourth quarter of FY26

Both segments will work together to enhance East-West connectivity within the Mumbai Metropolitan Region (MMR).

According to the brokerage, the improved connectivity may lead to up to a 20 per cent jump in home sales and prices in areas like Dombivali, Kalyan, and Palava.
The development of mega projects like the Mumbai–Ahmedabad Bullet Train and the Navi Mumbai International Airport is pushing these regions to be seen as viable residential options much sooner, rather than as distant suburbs.
