Shop-cum-Office Investment: New launches in the Shop-cum-Offices (SCOs) segment, touted to be the only real estate class profitable even in the pandemic period, have increased by 30 to 40% in the last 12 years, according to the study by a Gurugram-based real estate advisory firm, 360 Realtors.&nbsp;

The study also showed that the segment has emerged as the most attractive investment deal in the present times with major real estate players launching multiple projects.&nbsp;

Ankit Kansal, founder and MD, 360 Realtors, said that the segment is a big-ticket investment and its profitability can be gauged by the fact that the category is growing at a rate of 30-40% annually in terms of area.&nbsp;

The study said that investment in the segment can promise an annual appreciation yield of up to 25%, which means the capital value can double in the next four years. The rental yield is also around 5-6% which can ensure an additional stream of recurrent income.

"Ensuring maximum utilisation of area whereas investors get elevated yields is the key,” Ankit said.

&nbsp;

Elaborating on the greater public convenience due to the presence of SCOs, he said that consumers can make use of means of different types of daily needs like departmental stores, offices, foods and retail outlets, everything available within the same space.

“The local public also loves the idea of SCOs as everything is available under one roof. One can access grocery stores &amp; departmental stores, high street retail, fine dine, nightclubs, gadget stores, and so many facilities in a single space," he said. "Likewise, there are offices, banks, health &amp; dental care, gyms, fitness studios, gyms, and other facilities available, which makes SCOs a very convenient proposition.”

SCOs plot sizes differ from 2.5 acres to 17 acres depending upon the type and demand of investors and have garnered considerable attention from the F&amp;B sector.

Harpal Singh Chawla, director, Spaze Group, said that Shop-cum-offices are the safest bets in the realty markets today. It is better to have a two-in-one kind of benefit rather than solely putting all eggshells in one basket.&nbsp;

"SCOs are the most bankable form of investment which promises far better returns than single-commercial use buildings. It has fared well during the pandemic period and continues its golden run in the money markets," he said.

SCOs are emerging at various central and economically viable locations of Gurugram, said Robin Pahuja, director, Elite PRO, adding that the grand scale investments in the segment show the confidence of developers and investors as well.&nbsp;Developers are launching SCOs plots worth an investment that ranges from Rs 500 to Rs 2,000 crores.&nbsp;

The segment is sure to attract a sizeable population and grow investors’ interests. Its high investment potential and good returns are pushing developers to up their ante and break out in the new experimental real estate class.

Old Pension Scheme vs NPS: Several states are reversing back to the old pension scheme. States like Rajasthan, Chhattisgarh and Jharkhand have already implemented the old pension scheme and discontinued the National Pension System (NPS).&nbsp;

The old pension scheme was discontinued by the BJP-led NDA government in December 2003. The government had then launched the NPS as a substitute for the old pension scheme. The NPS took effect on April 1, 2004.

In general, both the old pension scheme and NPS are pension schemes. But the two are different from each other. While the old pension scheme is a pension-oriented scheme, the NPS is an investment cum pension scheme where a part of the money is invested in the market, thus generating more returns. The returns in NPS are not guaranteed and depend on the performance of the asset allocation by the subscriber based on his/her risk taking capability during the employment tenure.

<h2>OLD PENSION SCHEME</h2>

&nbsp;

1. The old pension scheme promises a fixed monthly income to government employees after retirement.&nbsp;

2. It provided 50 per cent of the last drawn salary as a pension.&nbsp;

3. No tax benefits are applicable to the employees.&nbsp;

4. Income under the old pension scheme doesn't attract tax.

5. Only government employees are eligible for receiving a pension under the old pension scheme after retirement.

<h2>NPS</h2>

&nbsp;

1. The NPS is also meant for government employees. However, private sector employees can also join NPS.

2. In NPS, employees contribute money from their salary during their employment tenure. The amount is invested in market-linked instruments.

3. Investment in NPS up to Rs 1.50 lakh is tax-deductible under Section 80C of the Income Tax Act, 1961. Additional annual investments up to Rs 50,000 are tax-deductible under Section 80CCD (1B) of the Act.

4. After retirement, an employee can withdraw a part of the pension amount in a lumpsum. s per the rule, 60 per cent of the corpus on maturity is tax-free, while the remaining 40 per cent is taxable and must be invested in annuities for a regular income or pension.

5. NPS is mandatorily applicable to Central government employees except armed forces recruited on or after January 1, 2004. State governments too follow the NPS for their employees.&nbsp;

6. Under NPS, employees make a monthly contribution at the rate of 10 per of their salary. A matching contribution is also made by the government. Starting April 1, 2019, the employer’s contribution rate has been enhanced to 14 per cent for the central government employees.

7. All citizens between 18 and 65 years are eligible for NPS.

Piyush Goyal said that India's market has huge potential and that the initiative will encourage investments in India and also provide a competitive place to do business. SETU, he said, is designed to break the geographical barriers between mentors based in the US that are willing to invest in entrepreneurship and sunrise startups in India.

Speaking about the SETU, Nidhi Aggarwal, founder, SpaceMantra, said that it is a great initiative for budding entrepreneurs who are constantly on the lookout for good investors for their ventures. There is no dearth of brilliant minds in India and inviting American entrepreneurs to engage in Indian startups will be a catalyst.

"Highlighting the country's enormous market potential value,&nbsp; the economies of scale will encourage more investment in India," she said.

Lokendra Singh Ranawat, founder &amp; CEO, WoodenStreet, said that it will encourage the startup ecosystem and people will feel more motivated. "This programme will surely make India witness a brand-new sunshine and build more unicorns in the future,” he said.

According to a Nasscom-Zinnov report, the Indian startup base continues to witness steady growth. Going by the data, since 2016, 60,000 new startups have been established in 56 different sectors and more than 6 lakh jobs have been created by these startups. In 2021, during the Covid-19 pandemic, more than 40 unicorn startups emerged in India.

Ankur Aggarwal, co-founder &amp; MD, LaunchMyCareer, said that SETU will play a significant role in the realisation of the Iron Pillar Report’s prediction that India will have over 250 unicorns by 2025.

"With the right kind of mentorship, aspiring entrepreneurs can upskill themselves in a technically advanced ecosystem, access investors from any part of the country and enhance their chances of attracting top investors for their startup businesses," Delphin Varghese, co-founder &amp; CBO, Adcounty India, said.

The government, on its part, has been working on introducing massive changes to strengthen innovation, entrepreneurship and the startup ecosystem.

World EV Day 2022: Electric vehicles are in demand and gaining widespread recognition. The alarming rates of emission and skyrocketing fuel prices are among other factors driving the adoption of EVs. India, being the second most populous country, is one of the largest markets for EVs in Asia, behind China and ahead of Japan.&nbsp;

Nitin Kapoor, MD, Saera Electric Auto, said that if India achieves its true potential of 50 per cent electrification, every 10th EV globally sold could be manufactured in India, making it the global EV powerhouse.

As per the Electric Mobility Mission, there is a target of producing 6-7 million electric and hybrid vehicles in the country by 2025.&nbsp;

For a faster adoption of electric vehicles, the Centre and state governments are introducing various schemes to encourage people to switch to EVs and also boost domestic production. HDFC Bank Interest Rate On Home Loan, Personal Loan Hiked: HDFC Bank, the country's largest private lender, has increased its interest rate on all kinds of loans. According to the bank's website, it has increased the Marginal Cost of Funds Based Landing Rate (MCLR) on loans by up to 10 basis points. MCLR is the minimum interest rate below which banks or other financial institutions can't lend money. One basis point is one-hundredth of a percentage point. Accordingly, HDFC Bank's MCLR will now cost 0.10 per cent extra.&nbsp;

HDFC Bank new interest rate on loans came into effect on September 7.

According to the HDFC Bank's website, one year MCLR has been hiked to 8.2 per cent while the overnight MCLR has jumped to 7.9 per cent. The MCLR for one month, three-month and six-month tenors will be 7.90 per cent, 7.95 per cent and 8.08 per cent, respectively.

HDFC Bank's decision to hike the MCLR will make all existing and fresh home, auto and personal loans costlier. Also, borrowing from the bank will become expensive for new customers.&nbsp;

MCLR is the base rate set for banks as per the new RBI guidelines. It replaced the earlier base rate system to determine rates of interest for loans. RBI implemented MCLR on 1 April 2016. Most of the loans are linked to the one-year MCLR rate and hence directly impact EMIs.&nbsp;

HDFC Bank has hiked MCLR five times since May when the RBI in an off-cycle meeting of the MPC increased the benchmark lending rate.&nbsp;

HDFC Bank had first raised MCLR by 25 basis points in May. It then hiked the MCLR by 35 basis points in June and by 20 basis points n July. Again in August, the bank increased the MCLR by 10 basis points. The recent hike of 10 basis points is the fifth hike in the MCLR.

It means that if a person decides not to claim or withdraw the amount at the maturity of the fixed deposit, then the amount after maturity will attract less interest.&nbsp;

Earlier, if the FD amount was left unclaimed even after maturity, then the amount attracted an interest rate as applicable to savings deposits. But now, such unclaimed deposits will not get high interest.&nbsp;

The rule says that such unclaimed FDs will attract the contracted rate of interest or the rate of interest applicable to a savings account, whichever is lower.

The new rule is applicable to deposits in all commercial banks, small finance banks, cooperative banks and local regional banks.&nbsp;

A fixed deposit is tagged as 'overdue' when the investor upon maturity does not claim the amount or renew it, and the amount remains idle with the bank or the institution.&nbsp;

Over the last several years, millions of Indians have moved abroad for education, work or family and have continued living in their adopted countries. They visit India periodically but mostly have no intent of returning permanently. However, back home as their parents and loved ones pass on, these Non-Resident Indians inherit significant property and other assets through succession.

Given the limited exposure to changing laws, local circumstances&nbsp;and availability of time, they tend to struggle navigating the road to succession. Much of this struggle is with complex inheritance laws and opaque procedures compounded with opportunistic pricing by intermediaries. Consequently, most NRIs fall back on word-of-mouth references that usually confer further opacity and higher opportunistic pricing, thus preventing them from inheriting what is lawfully theirs.

According to Soubir Bose, co-founder and CTO, EasyInherit, there is no consolidated information registry that caters to this particular social situation – from applicable laws, guidelines, points of contact and practitioners.&nbsp;

"The challenges are intertwined with municipal procedures at local levels, community-based succession laws and national codes of taxation. These differ in interpretation and applicability based on asset classes – immovable to financial – and even location," he said.

Tax On Inherited Property&nbsp;

Real Estate is the single largest concern area for NRIs and the most complex to deal with. NRIs can inherit property in India and would need the services of specialised succession advisories to file their claims. Therefore, it is suggested to always rely on specialised advisories to handle cases.

While there is no income tax payable on inheritance, however, the property may be subject to wealth tax based on certain conditions. Local municipal taxes are due on the property irrespective of ownership and use and must be cleared.

Selling Inherited Property&nbsp;

In case the NRIs intend to sell off inherited property since they do not intend to stay in the country, the proceeds are subject to tax and computation of the net gains requires complex calculation. There are also limits on the amount that can be repatriated in a financial year.

Inherited Financial Assets&nbsp;

Besides, there are a host of financial assets including bank accounts, insurance claims, ownership of shares and mutual funds, provident funds and postal savings among others being the next dominant asset classes that are inherited.

Each of these has slightly different procedures to claim and requires separate documentation. Depending on whether testamentary succession or nomination instructions are available, NRIs may have to prove the legitimacy of claims.

Bose said that the sale of financial assets attracts capital gains taxes and failure to file such can affect the legal status and attract criminal procedures that can have a deep impact.&nbsp;

Federal Bank-Kotak Bank merger news: Federal Bank has issued a clarification on reports that the private sector lender is holding talks for a possible merger with Kotak Mahindra Bank. Headquartered in Aluva, Kochi, Federal Bank in an exchange filing on Monday denied holding any merger talks and described the reports as 'speculative'.&nbsp;

"We wish to clarify categorically that the news report of a merger between Federal Bank and another private bank is speculative in nature," the bank said in a filing.

"In this regard, we would like to state that there is no information available with the company as of today, which is required to be reported under extant SEBI (Listing Obligations and Disclosure Requirements) Regulations, 2015, and which may have a bearing on the stock price of the company," it added.

The bank also said that it is committed to complying with the SEBI regulations and any information likely to have a bearing on company shares will be disclosed to the exchanges.
